PT2RA Meeting on 7 September 2008

The Exco of PT2RA would like to call for a PT2RA Meeting as follows.

a) Welcoming words by President, PT2RA;
b) Building & Management Updates by Exco members, PT2RA;
c) Nomination of PT2RA members to JMC Prima Tiara 2 for year 2008/09;
d) Any other matters

10.30pm – Meeting adjournes

All PT2RA members are to attend this meeting, and residents of Prima Tiara 2 are welcome to attend as observers.

Draft Kuala Lumpur City Plan 2020

Kuala Lumpur folks will have till 31 August 2008 to raise their objections (if any) on the Draft Kuala Lumpur City Plan 2020. Least we forget, Prima Tiara 2 apartment is located in Kuala Lumpur.

Increase in Monthly Service Charges

We’re reproducing the official letter dated 19 July 2008 from management, Assets Property Facilities Sdn Bhd (APF) here. (Ref: PT2/08/RES/06)

Increase in Monthly Service Charges
Project: Prima Tiara 2, Taman Sri Sinar, Segambut

Pertaining the above matter, the management would like to inform you that the JMC has decided to increase the monthly service charge for the apartments and shops in Prima Tiara 2 effective 1st August 2008. The minutes of meeting for this decision is on the notice board.

With the increase of electricity charges by Tenaga Nasional Berhad by 26% effective 1st July 2008 and the increase of building materials, the JMC has no choice but to increase the service charges. With the increase of these cost, electricity charges of approximately RM2,000.00 per month and building materials, there will be a deficit every month even with 100% monthly collections. If there is any major repair or remedial works that need to be done or added to the apartments, there will not be sufficient funds. The new service charge rates are as follows.

  • 918 & 926 sf apartments – RM103.45 per month
  • 1159 & 1166 sf apartments – RM138.25 per month
  • Shops – RM113.25 per month

The sinking fund remain the same.

UPDATES (2 September 2008):
PT2RA has been informed that the Management Office will revised the ‘new’ monthly service charge as stated above, as they have miscalculated the rates. Since the ‘new’ monthly service charge has not been issued/billed, owner will received the revised amount in the upcoming invoice.

Car Park Plate Numbers

Our dear new management (Assets Property Facilities Sdn Bhd) have came up with or shall we say proposed an initiative to install car number plate(s) at all residential car park lots.

In a letter issued to all owners and residents dated 12 June 2008, it was stated that the management office has received a quote of RM8.00 per car park plate. The first car park plate will be free of charge (?), but any additional car park plate(s) ir changes to the plates will be charged accordingly. Thus, owner or resident’s existing recorded car registration numbers (and car park lot no.) were written at the letter for us to confirm.

It was also stated that after this exercise, the management will exercise clamping action to any vehicle found not parking at their designated alloted parking lot. A fine of RM50.00 will be imposed.

Sometimes we wonder if initiative such as this are created out of need or out of convenience…..

  • Last meeting with the ‘honorable’ JMB Chairman, residents were given a rather serious picture (pun intended) that receivables and payables are in serious situation – and here we have a proposal to install car park number plates in all parking lots without cost to the owners and residents. Where are the monies coming from?
  • Is improper parking so rampant and serious that management needs to propose such step of installing identification plates at each parking lot?
  • Without such plates installed, they can’t clamp vehicles found parked not in their designated lot?
  • Who’s gonna pay for replacements due to vandalism or wear and tear?

Let’s see what happens next, shall we?

The above initiative has been put on hold due to protest and complaints from numerous owners and residents.
