2009 is here! It’s a brand new year, and we wish to take this opportunity to make some announcements in relation to this website/blog and all things Prima Tiara 2.

1. Prima Tiara 2 Residents Association (PT2RA) has ceased its operations
Based upon the recent JMB AGM results, the committee of PT2RA has resolved to relinquish all post from PT2RA to avoid conflict of interests. The remaining committee members who are not elected into the JMB have unanimously agreed to resign from the committee after much deliberation. As the PT2RA operations has always been managed by the committee members, the (resigned) committee members felt that they should re-direct their commitment towards the JMB, and thus decided to cease all activities in PT2RA. Without the involvement of these members, PT2RA has been inactive for the past 3 months – and shall now be classified as defuncted.

2. New name, and a renew purpose of PrimaTiara2.wordpress.com
This website/blog has been renamed to “Prima Tiara 2 Apartments” to reflect the changes, as described above. The appearance shall be much remained – with some slight cosmetic changes to the pages and such. The original purpose of this website/blog – to provide an additional communication channel to all interested parties in Prima Tiara 2 shall remain as well. However, the additional changes to have come about from this change shall include the scope of topics to be published and the administration of this website/blog. The administration of this website/blog shall now be independent from any party or association – and the web author for this website/blog shall remained non-partisan.

3. New email – primatiara2jmb@gmail.com
To disassociate the web author of this website/blog, all communication related to the management of Prima Tiara 2 and the JMB committee shall be addressed to: primatiara2jmb@gmail.com. This email account will be managed directly by the current JMB committee members. Any comments, feedbacks and suggestions pertaining to this website/blog are to be addressed to: primatiara2@gmail.com

Here’s a brief (unofficial) report of what transpired during the 2nd AGM of Prima Tiara 2 JMB held on 28 September 2008.

The meeting started at 3.35pm after half an hour from the stipulated time of 3pm (as no quorum of 50% was obtained then). Mr. Timothy chaired the meeting with the presence of the out-going JMB Committee – namely Mr. Kuang, Mr. Tham, and Mr. EK Tan. The rest of the JMB Committee members was no where to be seen.

Close to 50 owners were present for the AGM, and in addition a few observers who were either spouses or co-owners.

Mr. Timothy conversed mainly in English with an occasional translation to Cantonese for the benefit of the majority of Chinese speaking owners/residents.

1. The meeting started with the presentation of Income & Expenditure statement (between April 2008 – September 2008), and the Budget reflecting the need to increase the monthly maintenance and management fees from 9 sen psf to 11 sen psf.
2. A resident, Mr Lee then gave a compliment to Mr. Timothy (and Assets Property Facilities Sdn Bhd) for a better job done in managing the apartment compared to the previous management company – LDS and CRSC Urus.
3. Mr Lee followed with an enquiry on why the financial statements presented and handed out to owners were not duly signed. He then propose a need to a more comprehensive financial statement to be prepared and distributed to all owners after the meeting – which should comprise of the Balance Sheet and opening balance brought forward since 31 March 2008.
4. The owners then voted that the said financial statements are to be ready 14 days from the date of the AGM – a copy to be distributed to all owners and a copy to be displayed on the notice board. The financial statements prepared will be duly signed Mr Timothy as the party preparing the accounts, and Mr Kuang the Chairman of the JMC.
5. The JMB elected a new JMB Committee (i.e. JMC) for the year 2008/09) comprises of 9 owners. We are pleased to inform amongst the 9 elected JMC members – 4 are current PT2RA Exco members.
6. The monthly maintenance charges and sinking fund fee will remained unchanged at 11 sen psf and RM10 per monthly respectively.
7. No decision was made in regards to the interest to be charged for late payments.
8. The owners present unanimously voted for the on-going installation of access card system to be put on hold until further decision from the newly elected JMC make their findings. However, any works completed by the contractor as-is shall be duly paid.
9. A proposal has also been passed that all further payments by the JMC shall be approved by the newly elected JMC until the change of signatories for the JMB bank accounts is completed.
10. The newly elected JMC are to hold a meeting soonest to appoint the office bearers and the names are to be submitted to Mr Timothy for onward submission to COB.

In summary, the AGM was attended by far more owners than the 1st AGM held last year – chaired by Mr Andrew Chan (of LDS). This somewhat shows the level of interest owners have on the management of Prima Tiara 2 has increased. The meeting was successful concluded at 6pm, and no untoward incident arise during the proceedings.

Dear owners and residents of Prima Tiara 2,

Once again we will need to congregate to determine the future of Prima Tiara 2’s management and maintenance. The 2nd AGM for our JMB will be held as follows:

Venue: Multi Purpose Hall – Prima Tiara 2

Here are some reminders and pointers to all owners who wish to attend this 2nd AGM.

1. All fees and payables due to the Management must be fully paid as at 31st July 2008;
2. Please bring along your Identity Card (I.C.) should you are required to identify yourself by the Chairman of the meeting during registration;
3. If your unit/parcel is jointly owned (i.e. 2 proprietors), please appoint a proxy/representative by completing the Proxy Form – and the form must reach the Management Office latest by 27th September 2008, 3pm (24-hour before the AGM);
4. Be prepared to vote for other owners during the meeting to be elected into the JMB Committee;
5. If you’re not a proprietor (i.e. The unit/parcel is under your husband or wife’s name), you’re required to complete the Proxy Form as well;
6. Don’t bring children to the meeting;
7. Be punctual.

With regards to this 2nd JMB AGM, we still haven’t received any firm confirmation from the Management Office (i.e. Mr. Timothy) on the attendance of the current JMB Committee – led by Mr. Kuang.

We are pleased to inform that PT2RA Exco will provide translator services (in Cantonese and Bahasa Malaysia) during the meeting – if required and upon approval by the Chairman of the meeting. This is to facilitate better understanding and communication of owners of the meeting proceedings.
